What we fix, what happens on the visit, and how long it takes.

No mystery menu. Every job below tells you what we actually do when we arrive, what it usually costs and what can move the price, so nothing on the invoice is a surprise.

Emergencies and everyday jobs

The four calls we get most, spelled out.

Most are finished in one visit, because the vans carry the parts that break most often.

Burst pipes and leaks

The one we get out of bed for. If water is coming through a ceiling, ring now and we'll talk you to the stopcock before the van has left.

Usually takesOne visit, one to two hours
PriceFrom £85, includes the first hour
On the vanPipe, fittings, push-fit stops, freeze kit

What happens on the visit

First job is stopping the water, at the valve if there is one, at the stopcock if there isn't. Then we trace the leak, open up the smallest amount of boxing or floor we can get away with, and repair or replace the failed section. Before we go we dry down, check the ceiling below and tell you honestly whether it needs a plasterer.

What affects the price

Access, mostly. A pipe behind a bath panel is quick. A pipe under a glued-down floor takes longer, and we'll tell you that before we lift anything.

No hot water or heating

A cold house feels like an emergency by hour three. We treat it like one, same day, any day.

Usually takesOne to two hours to diagnose and fix
PriceFrom £85 out of hours, £60 an hour booked
On the vanCommon valves, pumps, pressure parts

What happens on the visit

We start at the boiler: pressure, error codes, flue, then work outwards to valves, pump and radiators. Nine times out of ten it's one of half a dozen usual suspects and we carry them. If a part has to be ordered, we'll get you hot water in the meantime where the system allows it.

What affects the price

The part. Labour stays the same either way, and you'll see the merchant receipt for whatever we fit.

Blocked toilets and drains

Sinks, showers, loos and outside drains, plus the smell that comes with them.

Usually takesAbout an hour
PriceFrom £85, cleared or you're told why
On the vanRods, plunger set, hand jet, camera

What happens on the visit

We clear it with rods or the jet, flush it through twice, and run water from every connected outlet to make sure it's actually gone rather than just moved. If the same drain has blocked more than once, we'll put the camera down it and show you the footage, so you know whether it's bad luck or a broken pipe.

What affects the price

Distance and depth. A kitchen trap is the bottom of the range. A collapsed clay run to the main is a bigger conversation, and we'll have it with you before any digging is mentioned.

Dripping taps and running loos

The small jobs that quietly add pounds to your water bill and keep you awake at night.

Usually takesThirty to sixty minutes
Price£60 an hour, most done inside it
Booked forA morning or an afternoon, your pick

What happens on the visit

New washers or a new cartridge for taps, a new flush or fill valve for a loo that runs. We test everything twice, wipe down, and take the old parts away. If a tap is past saving we'll say so and quote a replacement there and then, fitted from £110 including a decent mid-range tap.

What affects the price

Almost nothing. These are the most predictable jobs we do, which is why they get a tight time slot rather than a vague "sometime this week".

Boilers and heating

Boiler work, with the honest answer built in.

All three of us are Gas Safe registered. Here's how the three kinds of boiler visit go.

The £95 annual service

Flue gas readings, gas pressure, expansion vessel, seals, condensate and a controls check, then a written summary in plain English. Takes about an hour. Book it with your landlord certificate and the pair is £150.

Repairs, from £120

Diagnosis and the fix, with parts at the price on the merchant receipt. We quote before touching anything, and if the fault needs a manufacturer engineer instead, we'll tell you and you pay nothing.

The replacement rule

If a repair would cost more than a third of a new boiler, we say so before you spend a penny. Sometimes that loses us a repair. It's won us twenty years of second visits.

Radiators cold at the bottom, pressure that drops every week, a pump that growls at night: all part of the same trade. Ring and describe the noise, we're good at noises.

A finished bathroom with new taps, basin and tiling by Taylor and Sons

Bathrooms

Five days. Two faces. One skip, gone by Friday.

A bathroom is a week of strangers in your house, so we keep it to the same two people from strip-out to sealant. Here's the week, day by day.

See the five day plan

The five day plan

A full refit, from £1,850, in one working week.

01

Monday: strip out

Old suite off the wall and into the skip, floors sheeted, water capped so you still have a working loo overnight. Dustiest day, and we bring our own hoover.

02

Tuesday: first fix

New pipe runs, waste, and anything electrical done with our regular sparky. This is the day we find surprises, and the day we tell you about them, with a price, before carrying on.

03

Wednesday: boarding and tiling

Walls boarded, tanked where they need it, tiling started. Danny does the tiles and he is fussier about a straight line than you will ever be.

04

Thursday: the suite goes in

Bath or shower, basin, loo, taps, all plumbed and tested under pressure. By tonight it works, it just isn't pretty yet.

05

Friday: seal, snag, clean

Silicone, trims, a snag walk round with you, and then we clean the room properly. The skip goes, the invoice matches the quote, and you get the first shower.

What moves the price

Moving the soil stack, going from a bath to a walk-in shower, underfloor heating, and how fancy the tiles are. All priced and agreed at the survey, before the Monday.

What never moves it

Surprises behind the wall are quoted before we continue, and if you say no to an extra, we put it back as it was within the original price. The quote is the ceiling, never the floor.

For landlords

Certificates without chasing.

The guarantee

Twelve months on everything, in plain words.

Every repair and every fitting we do is guaranteed for twelve months, parts and labour, from a tap washer to a full bathroom.

It works like this: if something we fixed fails again inside the year, you ring the same number, we come back, and the visit costs nothing. No claim form, no small print, no "wear and tear" wriggle. The person who did the job is the person who comes back to look at it, which is the best quality control there is.

It covers the work we did and the parts we fitted. If a different pipe decides to go a month later, that's a new job, but you'll get the same price agreed first promise as everyone else, and we'll be honest about which is which.

12 moParts and labour on every job, big or small.
£0The cost of the return visit if the same fault comes back.
